Introduction
Mensura provides a unique deconstructed fee arrangement for clients, putting them in control of the services they need and providing transparency in the costs for our services. Our fee arrangement already offers better value for clients due to the deconstructed nature of the services, as an online consultancy we further offer the benefit of much lower overheads, savings that are passed onto our clients and finally Mensura offer bulk buying discounts when clients purchase say for example multiple valuation assessments; this is good for you as you are paying a lower fee, good for us as we have secured workload.
We have reviewed our fee arrangements against our competitors. We have selected two typical projects being small residential developments in south London with a build cost in the order of £1.5m and £2m. These projects were delivered by the directors of Mensura in a past life before the realisation that there is a better way, the Mensura way!
Case Study 1
In our first case study, QS services were priced as a standard service against the RICS Scope of Works for Quantity Surveying services for pre-contract stages. A programme was provided by the client and tasks were priced on a monthly requirement, including the cost panning and tendering valuation assessments, variation assessments, and final account assessments.
The total fee provided to the client was £28,636, under this traditional arrangement. Applying the same requirements and purchasing services products through the Mensura Store the overall fee for the same scope of works would have been £19,935.
Utilising the Mensura way the client pays less upfront and pays less for each monthly valuation. Further to this Mensura can offer bulk buying discounts which would have offered further savings. Overall had Mensura offered its service products for the same scope of works to this client the client would have benefitted from savings in excess of over £8.5k or 30% of the fee that was paid.
Case Study 2 (Post Contract Services)
Our Second case study reviews the fees for post contract stages only. A programme was provided by the client and tasks were priced on a monthly requirement, including valuation assessments, variation assessments, and final account assessments.
The total fee provided to the client was £22,210, under a traditional arrangement. Applying the same requirements and purchasing services products through the Mensura Store the overall Fee for the same scope of works would have been £14,465.
